1216 Menlo Ave is a Ground-Up Fully Affordable Multifamily Development Project located in the Pico-Union neighborhood of Los Angeles.  The parcel consists of 39,995 SqFt of R4-zoned land.  Proposed six-story 128-unit development consists of 121 units for low-income households, 3 units for extremely low-income households, and 2 units for very low-income households, along with 1 market-rate manager’s unit.  The unit mix will consist of (32) 3 bedrooms, (33) 2 bedrooms, (39) 1 bedrooms, and (24) studios.  The existing historic building on site will be restored and used as administrative / social services offices, as well as a common area for residents.  The project will have roughly 12,020 SqFt of open space that includes a community room, courtyard, roof decks, and private balconies.
